Meadow Plaza Ownership Breaks Silence: Retail "No Longer Viable," Urges Village to Approve Redevelopment

By Colin Danley

The owners of Northbrook Meadows have released a formal letter to the Village of Northbrook stating that operating the property as a retail shopping center is no longer economically viable. Submitted on October 1, 2026, by Chicago Title & Trust Company and Heitman Investment Company, the letter outlines the financial challenges facing the 90,000-square-foot site.

Ownership states that the center generates roughly $108 per square foot in taxable retail sales, which indicates tenants can support approximately $11 per square foot in total occupancy costs. However, ownership records show the cost to own, operate, and maintain the property significantly exceeds $20 per square foot. The owners emphasized that the center costs materially more to carry than tenant sales can reasonably support and noted they have absorbed operating shortfalls for years.

The letter states that ownership cannot commit to continuing the current level of subsidy if the proposed redevelopment is not approved. It warns that denying the project would likely result in additional vacancy, reduced operations and investment, and further decline of the center while another path is pursued.
